The significant changes to the high street have resulted in opportunities for town centres; be that through the repurposing of shopping centres, major mixed-use development or the introduction of more experiential leisure, food and retail uses. Williams Gallagher is a leading planning advisor in this sector and the unique opportunities it presents.

 

Examples of past projects include:

  • Advising on ongoing asset management works associated with Liverpool ONE for the Grosvenor Liverpool Fund.

  • Advising the Universities Superannuation Scheme on its UK retail estate including the Grand Arcade in Cambridge and the Croft Retail & Leisure Park in Bromborough.

  • Advising ASDA Stores Ltd in connection with new stores and estate management activities.

  • Delivering planning permission and conservation area consent for the redevelopment of the Riverside Mall in Shrewsbury to create a new 500,000 sqft shopping centre in the heart of the town. The project was undertaken within a conservation area and the setting of over sixty listed buildings.

  • On behalf of Wyre Forest District Council, working with development consultants to prepare the delivery framework for the redevelopment of the 12 ha Kidderminster Eastern Gateway (now known as Lion Fields).

  • Advisor to Realis Estates who was responsible for the proposed redevelopment of the East / West Precinct in Stoke-on-Trent City Centre – now known as Unity Walk. This redevelopment project was to comprise 385,000 sqft of new town centre floor space.

  • Working on both local authority and developer sides to deliver the transformational Park Central project. This has secured the regeneration of the Lee Bank area of Birmingham, delivered over 1,600 homes alongside hotels, support facilities and significant public realm and greenspace improvements.

  • Securing full planning permission for a 40,000 sqft extension to the Parkway Shopping Centre in Coulby Newham on behalf of Ellandi and Bridges Ventures – the scheme will be retail-led, however, we secured a flexible permission which will allow other town centre uses (A1 – A5 Use Class) to take occupation if required.

Examples of current projects include:

  • Working with Ellandi Future Places to develop town centre visioning, re-positioning and masterplans using bespoke data analysis for centres including Folkestone, Yate, Stockton, Great Yarmouth, Chester, Chelmsley Wood, Paisley and St Austell with many more programmed over the coming months.

  • Providing advice to Aberdeen Standard Investments on a large town centre mixed use redevelopment project in the Midlands.

  • Advice to Tepbrook Properties and ASDA Stores Ltd in connection with a new food store and PRS apartment scheme in Cricklewood, North London.

  • Working with Associated British Foods on existing town centre assets.

  • Advisor to Raven Green Ltd in connection with its national portfolio of retail properties.

  • Working with Clowes Developments Ltd to provide advice and evidenced research to underpin the case for the repurposing of a shopping centre in Cheshire. This will see a reduction in retail space and the introduction of new homes.

  • Working with Godwin Developments to redevelop a District Centre for high density uses.

  • Working with Masshouse Developments Ltd (Nikal) to secure planning permission for Exchange Square Phase 2 in Birmingham City Centre. The project includes a 250 bed hotel, 330 build to rent apartments (in a tower of up to 35 storeys) and a mix of ground floor retail and leisure uses.

Our experience also extends to working with the public sector on retail and town centre matters including the preparation of retail studies and capacity assessments, inputting into town centre development frameworks and masterplans and providing advice on planning applications for retail development.
