Williams Gallagher is working on residential schemes across the UK for housebuilders, local authorities, institutional investors and private individuals.

 

Our housebuilder, land promoter and investor experience is typically for sites of between 150 to 500 homes. Work includes site promotion through the Local Plan and Neighbourhood Plans, appearance at Examination, submission of planning applications and appearance at Public Inquiry.

Our past experience includes:

  • Securing planning permission for 190 homes at public inquiry in Chelmsford in a village location where the development was shown to be sustainable under the provisions of the National Planning Policy Framework.

  • Securing planning permission at Public Inquiry for 120 homes at the Minton Distribution Centre, Sywell on behalf of Aberdeen Asset Management. The site is located circa 500 metres from the settlement boundary of Old Sywell opposite a commercial aerodrome. The planning case had to address conflict with the location strategy of the adopted development plan.

  • Delivery of 220 homes on the former Dingleside Middle School site which extends to circa 11.4 hectares (28.2 acres) and was in multiple ownerships split between Worcestershire County Council, Redditch Borough Council and the Homes and Communities Agency. The site was also covered by playing fields and protected areas of open space. We prepared appropriate evidence to address the relevant policy tests and were retained by Taylor Wimpey to deliver the reserved matters application on sale of the site.

  • Securing the change of use and conversion of a listed Baptist Chapel to a new family home. The process took 18 months due to significant resistance by the local authority but ultimately planning permission and listed building consent was achieved with all alterations requested by the client, including the removal of any requirement to provide affordable housing contributions.

  • The preparation and coordination of detailed representations in connection with emerging Community Infrastructure Levy (CIL) charges in the West Midlands for housebuilders including Taylor Wimpey, Barratt Homes and Persimmon.

Current projects include:

  • Working with a private individual, housebuilder and local authority on a 12 hectare brownfield regeneration site in Greater Manchester to deliver approximately 400 homes.

  • Advising on student accommodation schemes across the UK which will deliver in excess of 1,000 bed spaces.

  • Securing planning permission for and the discharge of conditions in respect of a PRS apartment scheme in Cricklewood, North London comprising 96 units and a ground floor supermarket for ASDA Stores Ltd.

  • Feasibility advice in connection with a 250 unit town centre residential scheme across two tall buildings in the south east (PRS and / or market housing).

  • Working with a number of shopping centre owners and landlords to explore options for above-ground living in town centre locations.

  • Advising on 9 residential schemes across Birmingham City Centre which have the potential to deliver in excess of 2,350 homes. This is in addition to a number of apart-hotel schemes.

  • Preparing a planning application for a major mixed use scheme in Royal Leamington Spa which will include 200+ homes.

  • On behalf of Canada Life, preparing an application to repurpose and partially redevelop a multi-storey car park in Kent. This will provide a mixed-use 8 storey development comprising 1,400 sqm of commercial accommodation (retail, leisure and office) and 105 build to rent apartments.

  • We have submitted a planning application on behalf of Metropolitan (Birmingham) Ltd for a mixed use scheme adjacent to the Midland Metropolitan Super Hospital in Smethwick. The scheme includes 159 dwellings and ground floor commercial space.
